San Jose hotel project near mega malls advances despite feeble market

Hotel would have more than 100 rooms

SAN JOSE — Plans for a big hotel near San Jose’s mega malls are pushing forward despite the post-coronavirus maladies that still afflict the Bay Area’s feeble lodging market.

The development site at the corner of South Winchester Boulevard and Olin Avenue in San Jose is across the street from Santana Row and a few blocks of Westfield Valley Fair.

The hotel project is also next to One Santana West, a modern office building of 376,000 square feet. Big tech companies Splunk and NetApp have offices across the street.

If built, the hotel could benefit from its proximity to the office buildings and their current or future tenants, as well as the two shopping centers.

Why? If back-to-work gambits by employers take deeper and wider roots, that could bolster the fortunes of hotels that are near office sites where more people are working.

As proposed, the seven-story hotel would contain 176 rooms, according to documents on file with San Jose city planners. The development site is at the corner of South Winchester Boulevard and Olin Avenue.

City officials are requesting public input and review regarding the proposed hotel. The city has signaled that it sees no significant negative impacts to the environment as a result of the project.

At present the site is occupied by a gasoline station and The Everest Momo restaurant, Google Maps shows. The addresses are 425 South Winchester Blvd., according to the city documents.

KT Urban, a veteran real estate and development firm, has proposed the hotel.

At present, construction is slated to begin sometime next year and require about 21 months to be completed. That means it’s possible the hotel won’t be open — if it begins construction next year — until late 2026 or sometime in 2027.
